Coastal Dreams Worldwide Las Laderas Development Update
During our trip in January, we completed our pre-purchase due diligence on behalf of the owner partners for the Las Laderas Property on the northern Cosiguina Peninsula. The plan was to assess the distance and access points, walk some of the property to get a feel for development potential. We were amazed and happy with what this 200 acre parcel holds.

The first thing we noticed is that the road from Chinandega, (about 70 kilometers from the property) used to be all unkept dirt roads. Now it is being paved and moving rapidly. This project rivals any road construction project in the US and is being sponsored in part by El Salvador, Nicaragua and local Peanut farmers. This is the ultimate use of other people's money. It will finish in 2008 and when done, will be less than 6 miles from the entrance to Las Laderas. When this highway is complete, travellers will be able to take paved road from El Salvador border to Costa Rica border for the first time in history.

We stayed at a Mechapa beach which is a 20 km stretch of undeveloped beach that sits a bike ride away from the property. A great beach as well as great surf. Nicaragua has been rated one of the top 10 surfing destinations in the world.

The property itself is massive. Its hard to understand how much 200 acres of land is until you start walking on parts of it. The property sits in the foothills about 1.5 miles back from the water. There is nothing but flat peanut farms in front offering an unobstructed ocean view for 3 miles. The rolling foothills are perfect for ocean view lots. In addition the hills rise up behind creating more options for ocean views as well. The ocean is not the only attraction on this property. To the east, is the extinct Cosiguina Volcano, and the valleys inside the property are perfect for hiking, mountain biking, and horseback riding.

This area of the country is wild, raw and beautiful. Now that the road infrastructure is moving this direction the tourists will be soon to follow. It represents a great early stage development opportunity. See a video we put together on the region.

Reading the Map A Safari for the Real Estate Entrepreneur
Real estate entrepreneurs are passionate about what they do. New Property Available in San Juan Del Sur

Law 306 has been around for some time, however for those who may be new to investing in this country, Nicaragua's Law 306 is one of the most attractive, and extensive, tourism-incentive laws in Central America. This law is very broad and offers hard-to-beat benefits for investors who take advantage of this program. Coastal Dreams Worldwide Nicaragua's Newest Adventure Sport
During 2007 a relatively new sport in Nicaragua hit the media. It has been referred to as 'ashboarding', volcano boarding and volcano surfing. This new sport is becoming one of the prime attractions for adventure seekers in Nicaragua known as the land of lakes and volcanoes. This is for good reason - there are more than 20 volcanoes in the country! The location for this adventure is on Nicaragua Cerro Negro (Black Mountain) volcano, which is about 18 miles from Leon.
