Finding Large Properties
Sep 4th, 2008 by Kevin
Have you ever attempted to find a large piece of property? Maybe you are looking to develop a resort, subdivide the land and sell it, farm it etc. Land ownership subdivision in many places creates problems for investors trying to do something that requires a large piece of property.
Michael Heller recently published a book entitled: The Gridlock Economy: How to much ownership wrecks markets, stops innovation and costs lives. Without buying, you can read a great summary of the book. As this concept relates to property, the more subdivided land becomes with different owners, the more difficult and costly it becomes to co-ordinate and do something that might be better for everyone one in the end - wealth, community improvement etc.
Here is a great example of Real Estate Gridlock from Michael:
Why do we waste weeks of our lives stuck in airports? Real estate gridlock. Air travel was deregulated thirty years ago. The number of fliers has tripled. So how many new airports have been built in America since 1975? One. Denver. You can’t build new airports, not anywhere, because multiple landowners can block every project. Twenty-five new runways at our busiest airports would end most routine air travel delays in America.
In Nicaragua and other parts of Central America, you can find larger pieces of land in which to build/create your dream - whatever that may be - a resort that will employ local people, and bring tourists, a farm to provide food or goods etc. Even here, it is starting to become more difficult in coastal areas especially where tourists are plentiful, however now with the world economy down, it is an ideal time to be looking and buying. We have found some great opportunities, and continue to search and find more.
I have just uploaded data sheets on a couple of properties we have available that offer tremendous opportunity to an entrepreneurial minded investor. The first is a 12 acrea parcel in the foothills outside of San Juan Del Sur at the entrance to an even bigger development of 120 acreas called Canyon Hills. It stands out from other parcels, in that containts one of the highest waterfalls in the region, and in uniquely contoured topography that offeramazing views and lush surroundings.
The second is our 200 acre parcel in northwestern Nicaragua called Las Laderas. (see a previous post) This foothill property that has the ocean in front and the beautiful cosiquina volcano behind has unlimited potential for development or further subdivision.
The data sheets can be viewed/downloaded from the shared files located in the lower right corner of this blog. If you have any questions about these properties or about finding others that better suite your needs, feel free to contact us. We look forward to hearing from you.
Many large properties in Nicaragua and all over Central America.
Best,
Thomas
