More “How-To” on Nicaragua

I found it really interesting today when I found yet another “how to” article posted on NuWire Investor on - you guessed it - Nicaragua! Two articles on this topic in less than a week! This one is entitled “How to be a Successful Nicaragua Real Estate Investor“. The article was written by Claudia Gonella who co-owns Coldwell Banker Nicaragua Real Estate. Maybe NuWire is doing a series of guest posts from all the Real Estate Companies in Nicaragua? This article has some great points and unlike the post from a few days back, I felt was written at the right level as a summary article AND she worked in the services of Coldwell Banker in at least 3 different ways, without directly advertising the services! Here are a summary of her key points:
- Follow the Tourists
- Don’t be fooled by hype
- Consider taking a structured real estate tour
- Buy what you see
- Make Title insurance non negotiable
- Give something back
All of the above are great advice and it made me think about our own business, and some additional thoughts on what we are doing:
- CDW doesn’t just following the tourists, but looks to figure out where they are going before they start coming.
- CDW is in the business of helping clients cut through the hype through education and learning. That is the purpose of this blog as well as other items we offer such as free educational seminars.
- CDW offer ‘unstructured’ real estate tours. We call them offshore real estate safari’s. If you want a guided bus tour go with a real estate company. If you want entrepreneurial real estate adventure travel contact us.
- Yes, buying what you see in front of you is important, but part of successful real estate investment is having vision and creativity to see what something could become. Seeing what could be is as important or often more important than what is.
- CDW currently prefer to deal only with property that has title insurance. Yes, there is a premium to do this, but it is worth the risk reduction.
- CDW was formed on the basis of looking for ways to give back to the communities we are working in. I couldn’t agree more with Claudia’s comment on this.
